A buyer's checklist before you book

Before any booking amount changes hands, ask for the RERA registration number, the approved layout plan, the title report, and the encumbrance certificate. Read the allotment letter in full — especially the possession timeline and the cancellation clause.

Ask how common-area maintenance will be charged, who holds the corpus, and what happens at handover. A developer who answers these calmly is telling you something important about how the rest of the relationship will go.
